In short
room2let is a marketplace for short-term residential rentals across the EU and Switzerland. We expect everyone — guests and hosts — to be honest, respectful, and lawful. This page lists what is and isn't allowed.
For hosts
- Only list properties you have the right to rent out.
- Comply with your local short-term rental rules (registration numbers, tourist tax, occupancy limits).
- Photos must be of the actual property — no stock images or photos of unrelated places.
- Honour confirmed bookings; do not pressure guests to cancel.
- Do not solicit off-platform payments. We redact phone numbers, emails, and messaging-app links from chat to discourage this.
- Do not discriminate against guests based on race, religion, gender, sexual orientation, disability, or family status.
- Hidden fees are not allowed. Cleaning, tourist tax, and any other charges must be configured on the listing — not asked for at check-in.
For guests
- Stick to the booked guest count and stay length.
- Respect the host's house rules.
- No commercial filming, large parties, or sub-letting unless the host explicitly approves.
- Treat the property and neighbours with the same care you'd expect.
- Reviews must reflect your honest experience — not coordinated negative campaigns or paid endorsements.
For everyone
- No illegal activity. We cooperate with law enforcement where required.
- No harassment, threats, or hate speech in messages or reviews.
- No automated scraping or commercial re-use of listing data without our written permission.
- No attempts to bypass our security, fee structure, or fraud controls.
Consequences
Violations may result in warnings, bookings cancelled, listings unpublished, or accounts suspended. Severe or repeated violations lead to permanent bans. We may also report fraud or criminal activity to authorities.
Reporting a problem
Use the "Report" button on listings or messages. For urgent safety issues, contact local emergency services first, then email trust@room2let.example.
